STANDARD TERMS AND CONDITIONS OF TEMPORARY HOLIDAY ACCOMMODATION

Note: Variances can be agreed on but only by arrangement with the owner in writing.

Payment of the deposit constitutes the clients acceptance of these Terms and Conditions.

 PROOF OF ID & GUEST REGISTRATION DETAILS.

Guest Registration details of the names and address of adults staying at Stockton Beach House during the period of your booking must be provided.

Proof of Identity of the person booking Stockton Beach House and of up to 4 of the other adults staying at Stockton Beach House during the period of your booking must be provided – the ID provided can be either a copy of Driver’s Licence or other photo ID.

CANCELLATION POLICY

  • If the booking is cancelled 90 days in advance of the proposed arrival date the accommodation fee is refunded in full (ie 100%).
  • If cancellation occurs less than 90 days prior to proposed arrival date the accommodation fee paid is not 100% refunded unless the house is re-let for the entire period for at least the same accommodation fee as this booking. If the property is re-let to another guest then a cancellation fee of $50 or the difference between the accommodation fee payable under your booking and the accommodation fee payable under the re-let booking by the new guest (whichever is the greater amount) will apply

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

COMPLIANCE

Breach of these Terms & Conditions is a breach of the Terms and Conditions of occupancy. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these Terms and Conditions or who cause a nuisance

CHANGE IN THE NUMBER OF GUESTS STAYING DURING THE BOOKING

The booking has been accepted by Stockton Beach House based on the agreed number of people. Stockton Beach House can accommodate large groups of up to 14 people. If the number of people in your group reduces from the number specified when Stockton Beach House was booked then NO REFUND will be given to you due to the reduced number of guests.

If you wish to increase the number of people staying at the beach house to a number greater than the agreed number (Stockton Beach House cannot accommodate more than 14 guests) then you must contact Stockton Beach House prior to your arrival to discuss this change. If Stockton Beach House does agree to increase the number of guests, then an additional accommodation fee and possibly an additional security bond, will be payable to cover the extra guests.

HOUSE SECURITY                                          

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

SECURITY/DAMAGE BOND

The security/damage bond will be refunded within 14 days in full subject to these Terms & Conditions being met. The bond is designed to cover any additional costs incurred including but not limited to: any breakage, damage or excess cleaning requirements including for smoking on the premises, extra guests beyond those declared etc.

The guest(s) agree that the guest(s) are personally liable for damage to Stockton Beach House property which occurs during the guest(s)’s stay at Stockton Beach House: and if the person, company or association indicated by the Guest who booked Stockton Beach House as being responsible for the damage does not pay for the damage the liability for the costs of the damage  will be joint and several with the guest who booked Stockton Beach House.

The guest(s) agree that the security/damage bond may be charged for: non-return of items of the beach house; for costs of damage caused by the guest(s) or visitors of the guests; and/or if Stockton Beach House has been left in a state requiring excessive cleaning.

LIABILITY

All guests shall accept liability for themselves, their children and their guests.  Stockton Beach House shall not be responsible for personal injury, or be liable to compensate guests or their visitors for loss, theft or damage of any vehicle or personal property on or brought into the premise except to the extent that such loss or damage is caused by the negligence of Stockton Beach House.

GENERAL  ITEMS

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

The bedding in the house includes bunk beds. Due to safety concerns there is an age restriction rule which a guest who rents the house must comply with in regards to the age of the guests who use the top bunk of the bunk beds. Children under the age of 10 years are not permitted to use the top bunk of the bunk beds.

Please do NOT strip the sheets from the beds or the doona covers. When the beds are stripped it makes it harder for the cleaner to check that all sheets and pillow cases are present in the house when completing the security bond checklist.

There are to be no items attached/connected to the walls, ceilings or fittings of the property – this includes items such as to streamers and other decorations.

Damage, Breakages, Theft and Loss are the tenants’ responsibility during their stay.

The responsibility of the tenant extends to include bed linen, towels and linen – such that if any of these are missing from the property, or left in a damaged or stained condition, then the cost of replacing these items will be deducted from the security/damage bond. The cost which will be deducted from the security/damage bond for the following damaged, stained or missing items are:

  • Doona – $100.00
  • Doona Cover – $50 single bed; $100 double bed; $150 queen bed
  • Sheets – $40.00
  • Pillow – $25.00
  • Bath towel – $20.00
  • Hand towel – $10.00

PLEASE NOTE: Mattress protectors which are left in a dirty, stained or soiled condition have a charge of $50 per dirty/soiled mattress protector.

 

PRE-EXISITING DAMAGE

If you discover any item in the house has pre-existing stains or damage please email me or text me immediately that you notice the item – in order that I can note that the item was damaged prior to your arrival.

 

LIQUID SPILLS AND BLOOD STAINS

If you spill liquids in the house please notify me of the type of liquid spilled, what you used to clean it up and whether you successfully cleaned it up.

If any member of your group has an injury which involves a bleeding wound please ensure that the wound is bandaged and that blood is not left on the bath towels, bed sheets or other items in the house. Please notify me immediately if any item is blood stained so that I can attempt to minimise the damage from the blood stain.

GUEST RESTRICTED AREAS

The Beach House is on a large “double” block of land of 1000sqm with dual occupancy in the rear half of the block. The rear of the block of land (which is the area behind the line of bamboo trees) is not available for your use.

The external rooms and other buildings on the property are also NOT available for your use – except for the outside toilet located near the BBQ area which can be used by guests.

RESIDENTIAL AREA – NOISE LEVELS

Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond. Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties at any time and especially not between 10pm – 8am or during arrival and departure at any time throughout the occupancy.

There are to be no loud noises, including loud conversations and loud laughter after 10pm – this includes weekend nights.

Offensive language or swearing is prohibited. There are young children in the neighbouring properties who must not be subjected to overhearing inappropriate language from house guests. Offensive language or noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions.

During the day and evening your music should not be so loud that the neighbours are able to readily hear the music that you are playing.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with parties and functions in terms of cleaning, garbage removal, wear and tear, repairs etc.

Use contrary to these conditions may result in loss of your bond and/or additional payments.

ON DEPARTURE: –

  • the property should be left in a similar state to its condition on arrival.
  • if you have damaged or stained any item or if you have spilled liquids please notify me of this prior to your departure so we can inspect the item together.
  • the floors are to be generally clean and not littered with debris, dirt or other substances.
  • all of the towels and hand towels are to be placed in pairs in the bath tub prior to your departure (this is necessary as quite a few hand towels have been accidentally been taken by guests)
  • please do NOT strip the sheets off the beds as it makes it harder for the cleaner to check that all sheets and pillow cases are present in the house for the purposes of the security bond checklist.
  • the stove and the ovenare to be left in a clean condition
  • all dishes and cooking utensils are to be washed and put away; or be placed in the dishwasher and the dishwasher started prior to you vacating the property
  • all garbage and rubbish is to be removed from the house and placed within the rubbish bin or the recycling bin.

PLEASE NOTE: the rubbish and recycling bin lids must be fully shut. No bags of rubbish or recycling are to be forced into an already full bin and no excess rubbish or recycling is to be left beside the bins – if you have excess rubbish or recycling which does not fit into the bins then you must take it with you.

 

Arrival time is from 3.00pm on the check in date.

Check-out time is 10:00 by the latest, to allow time to prepare property for next guests.

Smoking is strictly prohibited on this property. There is to be no smoking anywhere within the boundaries of this property –ie smoking is not allowed inside the house or anywhere inside the yard. If a tenant or a tenant’s visitor wishes to smoke they must remove themselves to the outside of the property’s boundary prior to commencing to smoke. If smoking occurs within the house or on the property it will result in immediate termination of the rental and loss of the rent paid [no refund will be given for rent paid which is related to the period from the date of termination of the booking to the end of the booked period]. Cleaning expenses associated with cleansing the house of smoke odours will be deducted from the security/damage bond.

Alcohol is to be consumed in a responsible manner. There are strictly no drugs or illegal activities permitted on the property. Immediate termination and eviction from premises will occur & Authorities notified.

Pets are not allowed. Cleaning expenses associated with cleansing the house because a pet was brought to the house will be deducted from the security/damage bond.

Loss – the owners take no responsibility for the tenant’s property or possessions.
